Background

The lack of hotel facilities at tourist sites coupled with the high rate of the available ones does not encourage tourists to stay long or overnight at tourist sites. This prevents tourists from spending money at most tourist attractions that will hitherto contribute to the economic boom of local communities where these sites are located.

Project Description

The project involves the construction of 20 budget hotels to serve tourist sites or clusters of them to accommodate tourists who visit these sites. The budget hotels which are expected to be similar in design, look and feel will have a maximum room capacity of 20 and will be situated at potentially profitable sites or clusters so as to be sustainable. The project will be executed with local materials in the locality in order to reduce cost and give it a Ghanaian feel as much as possible or use of prefabricated solution to speed up the construction time.

All tourist sites or clusters that the GH Akwaaba Hotel will serve would be developed by ensuring that they have multiple attractions, health and safety measures are incorporated as well as some infrastructure developments.

Project Justification

Most hotels are far away from tourist sites so most tourists who visit such sites are almost always in a hurry to go back to their hotels hence not spending much time and money at the sites they have travelled from far to come and see. There are sites which also do not have hotel accommodation and even within its immediate environs for example is the Assin Manso Ancestral River Site. There is also the need for customized and affordable hotel accommodation for tourists who want to get great value for their tourist dollars.

Objectives Of The Project

The objectives of the project include:

Provide decent yet affordable accommodation for tourists.

Help to extend the stay of tourists at tourist sites in order to increase spend.

Create employment for people in communities where tourist attractions are located.

To attract investment in communities to improve its infrastructure and promote local development.

An opportunity to develop tourist sites and bring them to world-class standards and also ensure that the health and safety of such sites have been taken care of.

To safeguard tourists attractions especially ecotourism sites through sustainable tourism practices.

Business Model

The project will be executed through a Public Private Partnership (PPP) arrangement in the form of Joint Venture Partnerships (JVPs) or Single Purpose Vehicles (SPVs). The project finance models will include Build Own Operate and Transfer (BOOT) and Build Operate and Transfer (BOT). The rest include but not limited to loan or suppliers’ credits.

Current Status

Lands secured at Tafi Atome, Assin Manso and Abrafo Odumase in the Volta and Central Regions respectively.

Receiving proposals from interested consultants and financers/developers.

Architectural drawings received by MOTAC.

Ongoing feasibility studies.
